Each business unit has its own ambient temperature control unit and dedicated air conditioning system, while ventilation is provided in accordance with ASHRAE standards through a central ventilation system
Entrance to all units is through a reception area which controls visitor access to the Business Centre, while an automated access control system is provided for tenants and their personnel.
Two sizeable internal atria direct natural light into the heart of the building to create a more harmonious environment, while a staff relaxation area is provided at ground floor level. This incorporates a kitchen area equipped with all amenities, with adjoining indoor and outdoor dining areas.
Each floor is designed with an open plan layout based on a modular unit system, both physically and in terms of service provision, facilitating multiple configurations – from single units, to combinations of two or more units. This is meant to offer maximum flexibility to prospective tenants, who can thus finish off their unit/s according to their specific requirements.
Corridors on each floor are defined by proprietary glazed partitions, incorporating micro-blinds within each sealed section, delineating the business units. Contiguous units are separated from each other by solid proprietary partitions. Each tenant is otherwise free to erect internal partitions within each unit according to their needs.
A raised flooring system is used to permit the passage of services underneath each unit. The raised floor provides a clear space of 300mm and can take a loading of 500kgs per square metre. 600mm of clear space is also available for the passage of other services above the suspended ceiling. Finished floor to ceiling height is 3.15m.
Each business unit has two electrical feeds: one direct electrical feed equipped with standby electricity supply by means of a generator that comes online within 20 seconds of mains’ failure; and another feed directed for the unit’s air-conditioning and ventilation equipment. Energy use is monitored by means of a standard electricity meter which is incorporated in a switch room housing all meters.
A cabinet in each business unit holds all controls to basic services, including: the electrical distribution board; a data patch unit; lighting and HVAC controllers; and all other service providers’ connection points.
Power and data cables to separate work stations within each unit are conveyed through the under-floor space. Power is distributed by means of bus bars while data cable RJ45s are terminated in Mutoa or GOP boxes. Floor boxes housed within dismountable floor tiles then supply individual work stations with their power and data feeds.
Lighting bus bars at ceiling level provide for ambient and emergency lighting. These are tapped off to feed the various light fittings, providing the flexibility to accommodate changes in furniture layout and work flow.
The Business Centre consists of a two-storey building overlying a basement car park. Each floor comprises of a number of open plan business units: nine at ground floor level, and eleven at first floor level.
